Vice President of Maintenance

Pennrose is an industry leader in the development and management of Affordable Housing. We are excited to be hiring for a Vice President of Maintenance for our portfolio of properties.

This position will report to the Senior Vice President and support the Regional Maintenance Managers, Director Project and Risk Management and Contract & Procurement Specialist. This support will include oversight of the teams responsible for maintaining the physical assets of all sites in the organization; execution of capital plans; management of on-site insurance claims administration; recruiting of Regional Maintenance Managers and training of maintenance team members. The VPM will be a problem solver and role model for all maintenance team members.

Duties and Responsibilities:

•Oversees the Regional Maintenance Managers and their management of the Company’s capital improvement
program.
•Provides expert technical direction across the Company and to all Regional Maintenance Managers.
•Standardizes diagnostic approach used for common maintenance routines, including preventive maintenance
and troubleshooting of HVAC and other mechanical systems.
•Oversees the development of 5-year Capital Plans for all sites for budget purposes and future planning.
•Develops and maintains policy and procedures for maintenance and capital expenses.
•Works with Regional Maintenance Managers to establishes preventive maintenance programs for all facilities
and ensures the plans are working efficiently.
•Completes training and oversees Regional Maintenance Managers in ensuring all of our sites are REAC ready
daily and helps prepare for inspections.
•Works with the Director Project and Risk Management to oversee construction contracts and maintenance
efforts related to insurance claims.
•Supporting Pennrose’s Safety Committee and company’s safety protocol by supporting the Director Project and
Risk Management with maintaining the safety manual and ensure ongoing training for each member of service
team
•Understand each property’s annual operating budget and capital and work to ensure the property maintenance team does its part to meet the budget targets for all maintenance related expense and capital items
•Work with the Contract & Procurement Specialist to evaluate, propose, and negotiate vendor and maintenance
contracts (including but not limited to trash removal, laundry, lawn care) for divisions, regions, and the
organization as a whole.
•Support the Contract & Procurement Specialist in maintaining national account relationships and evaluate and
negotiate changes as needed.

Required Education & Experience:

•High School Diploma / GED required and Technical School Certification, HVAC Certification, Associates Degree
preferred
•Ten years of increasing property maintenance responsibility to include operational support, insurance claims
administration and capital planning / contract administration.
•Requires a valid driver’s license, an insured vehicle, and the ability to travel (between properties)
