Property Service Coordinator

Pennrose is excited to be hiring a Property Service Coordinator for our properties in Baltimore, MD area.

The Property Service Coordinator will have broad service related responsibilities for the assigned property location. The PSC will work closely with management and maintenance personnel to maintain levels consistent with property resources.

Duties and Responsibilities include:

•Enter work orders providing detailed and descriptive language allowing techs to respond quickly and efficiently to resident calls. Close work orders for Maintenance team that are not able to be closed via Mobile maintenance. Monitor daily ticket closure rates and weekly ticket counts. Report issues to Maintenance Supervisor.
•Accompany HABC inspectors on pre-occupancy inspections and HQS inspections, taking detailed notes and entering tickets within 24 hours for needed corrections.
•Maintain on-call schedule and update on-call numbers as needed with Indatus coordinator.
•Conduct follow up calls with residents to ensure work orders were completed satisfactorily.
•Speak with residents about maintenance concerns and assist with maintenance call-backs by spot checking issues and reporting findings to Maintenance Supervisor.
•Send notifications to residents of upcoming inspections.
•Maintain Inspection schedule of all upcoming inspections and share calendar notices with PM/RPM as necessary. Conduct pre-inspections of upcoming HQS inspections to ensure that unreported items are corrected prior to inspection dates. Report lease violations of damage, housekeeping, or additional occupants to Property Manager for follow up.
•Maintain appliance, fire stop, carpet replacement and painting logs.

Required Education and Experience:

• High School Diploma required / College degree preferred
• Technology literacy and solid understanding of operating software
• Requires a valid driver’s license, an insured vehicle, and the ability to travel (between properties)
