Area Manager

Pennrose is an industry leader in the development and management of Affordable Housing. We are excited to be hiring for an Area Manager for our Baltimore, MD properties.

The Area Manager (AM) is a traveling position that is responsible for providing leadership when there is a vacant property manager position within the portfolio. The Area Manager reports to the Vice President of Operations directly, and assists the Regional Manager. This position is also involved in working on-site to assist the Vice President in completing special projects, such as recertifications during mass recertification periods, or helping properties with recertifications when they are behind schedule. While providing coverage for vacant property manager positions, the AM will oversee the overall operation of the property. They will provide leadership and assume the responsibilities of the Property Manager for each of the properties they are filling in at.

The AM will recruit, interview, train and mentor new Property Managers, Assistant Property Managers, and Leasing Consultants, in collaboration with the Training and Development team within their portfolio.

Duties & Responsibilities:

• Seamlessly provide leadership at properties when there is a vacant Property Manager position.
• Complete recertifications during mass recertification periods or if there are late recertifications
• Build / maintain credible waiting lists for each unit type
• Trains on-site staff on all occupancy issues, including resident files, certifications, and reporting
requirements.
• Regularly audits files for sites with upcoming regulatory agency inspections and audits
• Effectively manage rent increases, rent collections and the eviction process at all sites
• Consistently market the properties to high standards, optimizing curb appeal and successfully converting
applicant traffic / waitlists to successful residency while meeting all Fair Housing requirements
• Proactively manage housing partner subsidy programs /relationships particularly as it relates to rental
housing subsidy, rent increases and inspections
• Manage accounts receivable, accounts payable and cash so that the properties can successfully meet all
obligations timely

Required Education & Experience:

• High School Diploma required / College degree preferred / CPM a plus.
• Four years of increasing property management responsibility to include all aspects of a multi-site operation.
• Knowledge of affordable housing.
• Technology literacy and solid understanding of operating software.
• Industry training credentials which authenticate understanding of rental housing programs.
• Requires a valid driver’s license, an insured vehicle, and the ability to travel (between properties).
